Freehold

If a publican owns the pub - has the freehold - the choice of beers and drinks sold is his or her own. Build up your business and this can give the best returns: you have the chance of selling on what you’ve achieved.


Tenancies

A brewery or ‘pubco’ (independent pub companies) owns the pub, the publican is the tenant and is tied to selling the beer and other products made or sold by the landlord. Becoming a tenant is a relatively low-cost way of entering the pubs and bars business as you don’t have to find the full amount it would take to buy a pub. You also have access to the companies marketing activities and training programmes.


Leased Pubs

Here the publican (the lessee) usually has a long lease of between 10 to 25 years from the pubco/brewery. The leases are ‘assignable’ (can be sold on). The publican has a greater financial interest in making it a success because, by building the business, the lease can be sold on at a profit. A traditional tenancy cannot be sold on (it’s called ‘non-assignable’).


Managed Pubs

Managed pubs are operated directly by the company that owns them and you can be hired as a manager, chef, bar tender, waiter with a full programme of training and qualifications on offer. Wider opportunities in the corporate structure can open up, for example in area management, human resources or business development.

Among the big pubco landlords is Punch Taverns with over 9,200 pubs in its estate. Mitchells & Butlers is one of the largest managed pubcos with about 2,200 houses, with familiar brand names such as All Bar One, Edwards, Vintage Inns and Toby Carvery. Laurel Pub Company has 420 managed town centre pubs and bars and has been on the acquisition trail.
